Overview

The Claremore data center project is a planned multi-building data center campus located northeast of South 4150 Road and Lowry Road within the City of Claremore. From the beginning, planning has focused on minimizing noise and lighting impacts, preserving nearby natural areas, and ensuring the project delivers long-term economic value to the community.

The campus is designed to operate within existing municipal systems while privately funding required infrastructure improvements. Electric service will be provided by the Grand River Dam Authority (GRDA), with water and wastewater service provided by the City of Claremore.

The project represents a major long-term infrastructure investment expected to strengthen the local tax base, support public services and schools, and provide stable employment while maintaining compatibility with surrounding land uses.

The Claremore data center project provides a stable long-term tax base that supports public infrastructure, schools, and municipal services. A Tax Incentive Agreement provides dedicated funding support for Sequoyah Public Schools, Northeast Tech, and essential county services.

Infrastructure
Improvements

The project includes privately funded upgrades to water, wastewater, electrical, and roadway systems required to serve the campus. These improvements enhance long-term infrastructure capacity and resiliency for the broader community while preventing construction or operational impacts to surrounding roadways.

Construction activity is expected to support hundreds of contractor and trade positions. Initial operations are expected to employ more than 35 full-time staff, with employment increasing as additional phases are developed. Average annual compensation for operations roles is expected to be approximately $75,000 including benefits.

First

The project is designed to deliver long-term economic value while maintaining compatibility with surrounding land uses. The campus generates substantial tax revenue while placing relatively limited demand on public services and infrastructure.

Beale has established a workforce development partnership with NorthEast Tech in the amount of $3.5MM over two years to build curriculum to support data center operations, cybersecurity, and other IT based programs.

Site Plan

The campus is designed to maintain compatibility with surrounding areas through controlled building scale, sound mitigation, and low-impact lighting.

  • Building heights will remain within the 50-foot maximum permitted envelope, with limited additional height only where required for ancillary features. 
  • Sound impacts are controlled through acoustic attenuation and site design to ensure operations remain well below the City’s noise thresholds. 
  • The facility is designed to never exceed 65 decibels at the property line, comparable to a standard office conversation.
  • Exterior lighting will use shielded downlighting designed to minimize light spill and preserve nighttime conditions. The project does not include on-site power generation facilities.
